Stress-test a property deal worksheet

See how repair costs and sale-price assumptions affect the result.

A deal worksheet calculates the inputs you provide; it does not establish the property’s market value. Keep comparable-sales research separate from arithmetic. Before drawing a conclusion, include financing, holding and selling costs alongside purchase price and repairs.

Work through it

  1. Write down where each estimate came from and when it was obtained. Separate a contractor quote from an allowance and a comparable sale from an asking price.
  2. Run a base case and two downside cases. Change repair costs and estimated sale price independently so you can see which assumption matters most.
  3. Review total cash needed and time held as well as estimated profit. Revisit the result when a quote, financing term or sale comparison changes.

  • The sale value is labeled as an estimate.
  • Holding and selling costs are present.
  • Downside cases remain visible next to the base case.
